Purchase of used assets

The purchase process on used assets in Spain is very different from what is known in Iceland, many angles have to be looked at so that the purchase of a property can be successful and profitable. Buyers who do not seek help and/or advice from experts can get into trouble, which can lead to significant inconvenience, confusion and unnecessary costs.

The real estate market in the Mediterranean Sea is fast paced and international. Real estate agents of various nationalities often work together when selling used properties. More often than not, the seller chooses a compatriot as their real estate agent to sell their property.

It is strongly recommended that the buyer choose their own real estate agent to protect your interests when buying your dream property in Spain. Not least in the case of a used property, so that the real estate transactions (buying and selling) are not in the same hands, because interests can be different. It is different when it comes to the purchase of new properties under construction, where a different arrangement applies.

Unfortunately, it is all too common that we at Spainhome receive a call for help from our compatriots who are in the middle of buying second-hand properties in Spain. The customer sends information about the property he has his eye on and is not on our sales list. A Spánarheimilis sales consultant in Spain inspects the property with the customer or via a video call to Iceland.

Spánarheimilis' sales advisor, together with Spánarheimilis' Icelandic and Spanish lawyers, access all official data about the property and inform the customer of any obligations or anything to be aware of, such as the seller's arrears, etc.

Spánarheimil's certified document translators and interpreters transfer all data into Icelandic.

Complete a legal power of attorney with the Sheriff of Iceland, where a lawyer and certified translator of Spánarheimil are authorized to represent the customer in the purchase process and protect his interests.

 

Obtaining Spanish identification numbers (NIE numbers) for buyers, which can be done with a power of attorney.

Opening a Spanish bank account. Signing of bank account information at the Spánarheimilis office in Iceland or Spain.

Signing all the required documents in Spain on behalf of the client but with his knowledge and consent.

Assistance in searching for offers for real estate loans in Spain, if desired.

Appraisal and condition report of the purchased property where the property is taken out by impartial building technicians or similar authorized parties.

Name changes on all energy bills and other bills due to the property and direct connection to future bills in the payment service of the newly created account.
